How much does renting an apartment in Warsaw cost?

In our catalog, two- and three-room apartments for rent in Warsaw cost from 3 500 to 6 000 zł per month plus the building fee (450–1 500 zł). With every offer we state the full price — rent and building fee together.

Will I pay a commission for a rental?

On new builds the buyer pays 0% commission, on the secondary market 2%, on land 3%, and for rentals — 50% of the monthly rent. No hidden fees.

Do you help tenants from Ukraine and Belarus?

Yes. We are a real estate agency in Warsaw serving clients in English, Polish, Russian and Ukrainian — from the first message to a rental contract translated into your language.

How quickly can I move in?

Most apartments in the catalog are available right away. Typically 2–5 days pass from your enquiry to the keys: viewing, documents, contract and handover protocol.

How do I know the offer is real?

Every listing is a real apartment from our catalog with real photos. You pay the deposit only after the viewing and signing the contract — we describe the verification rules on the “How to verify us” page.

01 A message at 4:41 — keys the same day The flat was needed immediately, not “next week”. See how we handled it

The client wrote at night, at 4:41. The situation was urgent: he needed a flat straight away, with the option to move in the same day. We answer the phone at any hour, so the conversation started right there.

  1. We narrowed the list to flats ready for a move-in that same day — no “available from next month”.
  2. We arranged viewings the same day, one after another.
  3. Once the flat was chosen, we prepared the contract and the protokół zdawczo-odbiorczy (handover protocol) with photographs.
  4. The notarial formalities for najem okazjonalny (a tenancy with a notarised voluntary-eviction declaration) were completed on the first working day — without holding up the move-in.

The client slept in the new flat that same night. The paperwork was closed right after the weekend, in the normal way.

The clients had been searching for a long time and kept hitting the same compromise: either the district or the terrace. They wanted to see not “something similar”, but everything actually on the market.

  1. We assembled the full list of flats with a terrace in the chosen district — from listings, from our own database, and from offers that never reached the open market.
  2. For each one we gave the full cost: rent, czynsz administracyjny (the building service charge), utilities, deposit.
  3. We ruled out the ones where the “terrace” turned out to be a 2 m² balcony — we check the floor area in the documents, not in the listing description.

The clients chose from a complete list, not from whatever happened to surface in a search engine. We work the same way with any other requirement — air conditioning, garden, garage, floor, lift.

03 A child and two cats — twelve offers in three days A situation where most listings drop out at the very start. See how we handled it

A family with a small child and two cats. Some owners will not take pets, some are wary of small children — in practice most of the market falls away.

  1. In three days we gathered twelve flats whose owners were open to a conversation.
  2. For the flat they chose we prepared a full pack for the owner: the tenants’ insurance policy, reference letters from previous landlords, proof of income.
  3. We proposed a handover protocol with photographs of the condition before move-in — that removes the argument over the deposit at the end of the tenancy.

The owner picked our clients over several other interested parties. Children and pets are not a reason for us to refuse — they are a situation that has to be prepared properly.
