Commercial premises are chosen differently from an apartment. What matters is not only floor area and rent, but the use recorded in the documents, the electrical capacity, whether ventilation can be routed out, whether the building community allows the activity, and whether your customers actually walk past.

We work with restaurants, retail, services and offices. For food service we check the hardest points before the contract is signed: whether sanitary inspection requirements can be met, where ventilation can run, and what history the unit has — retrofitting afterwards can cost more than a year of rent.

We handle both leases and purchases, including units the city puts up for tender and auction. Terms are agreed individually, because the work involved in a 30 m² unit and in an office floor are two different things.

How we search

  1. Industry brief

    We establish the type of business, the floor area and budget, the electrical capacity required, and whether a shopfront, back-of-house space or ventilation route is needed.

  2. Shortlist and visits

    We review the market and municipal offers and show units that genuinely meet the requirements — not the ones that merely photograph well.

  3. Technical and legal checks

    Recorded use of the unit, local zoning plan, utilities and capacity, ventilation, delivery access, community resolutions and legal status in the land register.

  4. Contract and handover

    We negotiate terms and fit-out clauses, prepare the handover protocol, and for purchases take the deal through to the notarial deed.

Premises that had to meet hard conditions

Three openings: a franchise with a distance restriction, a new brand on a food court, and a currency exchange.

01 Wesoła Pani A franchise with a no-neighbour clause — five outlets opened The chain already ran several dozen outlets in Warszawa. There were no free spots “by eye”. See how we handled it

The client bought a franchise. The franchise agreement barred opening within a few kilometres of an existing outlet, and the chain already had dozens across Warszawa. On top of that, selling frozen products without heat treatment means separate sanitary and veterinary requirements.

  1. We built a geolocation map: we plotted every existing outlet of the chain and marked the zones where opening was permitted at all.
  2. Every offer was checked against the map first — only then did we go and view it. That cut out premises the franchisor would have rejected anyway.
  3. For premises that passed this filter we commissioned an external pedestrian-footfall measurement and set it against population data for the area.
  4. We negotiated a rent-free period for the duration of the fit-out works.
  5. We took the client through HACCP (the food safety control system) and the Sanepid (sanitary inspectorate) sign-off, ventilation and fire requirements, and — for frozen goods — the veterinary sign-off. We also found the fit-out team.

Five outlets opened, each in a location compliant with the franchise agreement and confirmed by a footfall measurement — not “it looked like a lot of people walk past here”.

Healthy food based on grains — a new brand with no track record in Poland. What was needed was a spot with real footfall and a budget that would not disappear entirely into kitchen equipment.

  1. We found a food-court unit in a shopping centre that never reached the open market — we heard about it before it appeared in any listing.
  2. The unit was already fitted out: stainless steel, equipment, installations. You walk in and work, with no investment in building a kitchen from scratch.
  3. We arranged the takeover from the previous tenant with no key money.
  4. In the agreement with the shopping centre we negotiated an exit window after the first year — so a new brand could test the concept without a multi-year commitment.
  5. For the launch we agreed an advertising campaign for the brand inside the centre.

The brand launched in a spot with ready footfall, without the cost of building a kitchen and without locking itself into one unit for years.

The client was looking for a unit in a location with heavy footfall. Such spots rarely reach public listings, and landlords have their own preferences about the tenant’s line of business.

  1. We had access to a unit outside the open market, in a location with very high pedestrian traffic.
  2. We presented the business profile to the landlord and agreed individual lease terms.

The client got a location that was not on any listings portal.

What does help with commercial premises cost?

Do you help with restaurant premises?

Yes. Before the contract is signed we check what most often blocks an opening: the recorded use of the unit, whether ventilation can be routed out, the back-of-house facilities, and what the sanitary inspection will require at handover.

Do you follow units offered by the city?

Yes, we track tenders and auctions for municipal commercial units. Deadlines there are short and strict, so documents and the deposit are prepared in advance.

Do you only handle leases?

No, we also handle purchases of commercial property — with full legal and technical verification and support through to the notarial deed.

Do you work outside Warsaw?

Our core area is Warsaw and its immediate surroundings. For properties beyond that we agree individually — and we will say plainly whether we can realistically run the case.
