Warsaw’s secondary market means apartments with a history: tenement houses in Śródmieście, prefab blocks in Ursynów and Bemowo, early-2000s buildings in Wola and Białołęka. Each segment has its own price per square metre and its own risks — from the state of the plumbing to debts recorded in the land register.

Our job is to get the transaction finished without surprises. We verify the legal status of the property, collect the documents, explain the contract terms and attend the signing at the notary. If you are selling, we price the apartment against actual transaction prices rather than asking prices, and we run the viewings.

We work in Polish, Russian, Ukrainian and English. For foreigners buying their first property in Poland we explain the formalities separately: PESEL number, bank account, and how the PCC transfer tax is settled.

How we work

  1. Conversation and budget

    We set a realistic price range, districts and requirements. If a mortgage is needed, we say at which point it is worth talking to a bank.

  2. Shortlist and viewings

    We select offers and arrange viewings, and we point out the flaws that are easy to miss: damp, the state of the risers, plans for the neighbouring plot.

  3. Legal verification

    Land register, certificate of no outstanding charges, registered residents, the legal status of the land under the building, and community resolutions.

  4. Negotiation and notarial deed

    We agree the terms, prepare the preliminary agreement, book the notary and attend both the signing and the handover protocol.

Three situations where the problem was not the flat, but the financing and the timing.

01 Refused by the previous adviser — the mortgage was granted after all The paperwork was in order and the decision was still negative. The clients were giving up. See how we handled it

The clients had been through the mortgage process with another intermediary and were refused, even though the documents were complete and the income sufficient. After the second refusal they concluded the purchase would not happen.

  1. We passed the case to a credit adviser on the KNF register (the Polish Financial Supervision Authority) whom we work with — we do not advise on credit ourselves.
  2. The adviser analysed where the previous applications had failed and picked a bank with a different policy on assessing that type of income.
  3. We assembled the property documents the bank requires for the valuation and the security.

The mortgage was granted at a different bank. We do not promise a credit decision — that is the bank’s to make; we show where it is still worth applying before treating the matter as closed.

The clients were looking for a resale flat with specific requirements while applying for a mortgage. On their own they kept meeting sellers who were not prepared to wait for the bank’s decision — they preferred a cash buyer.

  1. We searched on two tracks at once: flats matching the requirements, and sellers open to a mortgage-funded transaction.
  2. We set out the state of the mortgage application and a realistic timetable for the seller — which is a different thing from “let’s wait and see”.
  3. In the preliminary agreement we wrote in the deadlines and the financing condition, so both sides knew where they stood.
  4. We checked the księga wieczysta (land and mortgage register), the certificates and the legal status, so nothing would surface at the bank valuation stage.

The whole process took two months — the flat waited for our clients and the transaction went through at the notary.

The clients had the deposit for the flat but not for the renovation. A consumer loan for the fit-out meant a considerably higher interest rate than a mortgage.

  1. The credit adviser checked whether the mortgage could be increased to cover the renovation — at the mortgage rate rather than the consumer rate.
  2. We prepared a costing of the works in the form the bank expects for that arrangement.
  3. We verified whether the value of the property after renovation met the bank’s security requirements.

The amount covered both the flat and the renovation, at the mortgage interest rate. The clients paid us no commission for arranging the credit itself — our rate is 2% on a secondary-market transaction.

What it costs

Our commission on the secondary market is 2% of the transaction value. Separate from that come costs beyond our control: the 2% PCC tax (an exemption applies to a first resale apartment), the notarial fee set by regulation, and court fees for the land register entry.

Frequently asked questions

What is the commission when buying a resale apartment?

The allproperty commission is 2% of the transaction value. The rate is fixed, with no discount codes and no promotional deadlines. Terms are put in the agency agreement before any work on the transaction begins.

What exactly do you check before a purchase?

The land register (sections I–IV), the certificate of no outstanding service charges, the number of registered residents, the legal status of the land, and for tenement houses also restitution claims and community resolutions on renovations.

How long does a transaction take?

A cash purchase usually takes three to six weeks from the preliminary agreement to the notarial deed. With a mortgage, add the time the bank needs for its decision — usually another four to eight weeks.

Do you help with the mortgage?

We refer you to a credit intermediary listed in the KNF register — we do not advise on credit ourselves. What we do provide is guidance on which property documents the bank will ask for and when to prepare them.

Do you handle sales as well as purchases?

Both. When selling, we price the apartment against actual transaction data, prepare photos and listings, run the viewings and screen buyers for their ability to complete the purchase.
