  • A budget below PLN 8,000–10,000 — you will realistically get a large four-room apartment rather than a decent house, unless you choose Piaseczno.
  • Work in the centre without a car — the commute from a house outside the city usually takes longer than from a district close to the metro.
  • A short, uncertain rental period — house owners prefer agreements of 12 months and longer.

How does renting a house differ from an apartment — garden, garage, upkeep?

The biggest difference is the absence of a housing community, which in a block of flats takes most technical duties off the tenant. In a house:

  1. You pay for heating separately and in full — in listings for houses in Konstancin the advance payment for gas, water and electricity is usually PLN 1,400–3,000 per month, settled according to the meters.
  2. The garden and the grounds are your responsibility — the lawn, the hedge, snow clearing, unless the agreement provides for a gardener paid by the owner (more often in the premium segment).
  3. A garage is usually included in the price — unlike in a block of flats, where an underground space is a separate, paid item.

Konstancin-Jeziorna — residences and quiet near Warszawa

Konstancin-Jeziorna, a spa town in the Piaseczno county, has for years been a symbol of life in a house near Warszawa without giving up proximity to the capital. In August 2026 listings start from about PLN 11,700–14,000 for terraced and detached houses of 150–210 m² (for example the Konstancja estate in Bielawa), and go up to PLN 20,000–38,000 for detached residences of 270–370 m² with a swimming pool or a sauna. Popular locations are Bielawa (close to the American School of Warsaw) and Klarysew. Travel is mainly by ZTM buses to the nearest metro stations in Ursynów — without a car this is worth taking into account when choosing a street.

Piaseczno — the cheapest option with a rail connection

Piaseczno is an entirely different budget: the average asking rent for a house in August 2026 is about PLN 6,000–6,100 per month, and typical five-room houses of 174–200 m² with a garden and garage fall within the range of PLN 6,000–8,900. More expensive houses finished to a higher standard — especially in the prestigious Zalesie Dolne district — reach PLN 15,000–30,000. The strength of Piaseczno is the railway: the Piaseczno station on the Koleje Mazowieckie line (Warszawa–Radom) is usually a 10–15 minute walk from the popular single-family housing estates, which gives a quick connection to the centre without depending on the traffic jams on Puławska.

Wilanów — a house in the city, with a tram to the centre

Wilanów is the only one of the three locations formally lying within the Warszawa boundaries, and that shows in the prices: the average asking rent for a house in August 2026 is about PLN 19,400–23,000, with a range from about PLN 3,500–13,500 for smaller terraced units up to PLN 30,000–60,000 for residences with a swimming pool in Wilanów Wysoki or on Zawady. The biggest change of recent years is transport: since 29 October 2024 tram lines 14 and 16 have run to Miasteczko Wilanów, and since June 2025 also line 19 via Stegny — every 2–3 minutes at peak times. As of March 2026 the ride to the Centrum metro station takes about 31 minutes, and after the „green wave” for trams planned for autumn 2026 it is expected to shorten to about 25 minutes.
