Apartment for rent in Wilanów — a guide to the district

An apartment for rent in Wilanów in April 2026 costs roughly 3,100–3,800 PLN for 2 rooms (64–94 PLN/m²) and 4,200–5,200 PLN for 3 rooms (69–75 PLN/m²) — these are the prices of the rent itself from current listings, without administrative charges. After adding the fee paid to the cooperative or the housing community, the total cost of renting 2 rooms usually reaches 4,500–4,900 PLN per month, and 3 rooms 5,300–6,150 PLN. Studios appear in listings less often, and their rates are estimated at about 2,500–3,200 PLN of rent plus charges.

Wilanów is one of the 18 districts of Warszawa, officially divided into eight areas: Wilanów Wysoki, Wilanów Niski, Wilanów Królewski, Błonia Wilanowskie, Powsinek, Zawady, Kępa Zawadowska and Powsin. In practice tenants use three colloquial names anyway: Miasteczko Wilanów, Stary Wilanów and Zawady — and each of them has a different character, prices and way of commuting, which we describe below. Prices for the whole of Warszawa are compared in our overview of rental rates in 2026.

The table below sets out sample offers from listing portals, updated between 20 March and 8 April 2026.

The spread of prices within the same floor area comes from the location: apartments on al. Rzeczypospolitej and in Miasteczko Wilanów, closer to the tram and to services, are usually more expensive than those on ul. Przyczółkowa or deep inside Zawady. On top of that come the finishing standard and whether a parking space is included in the price — in some offers it costs an additional 200–400 PLN per month.

What are the sub-areas of Wilanów and how do they differ?

Warszawa — illustration

Miasteczko Wilanów is the largest and youngest sub-area — an estate built from the early 2000s, which by 2024 already numbered more than 40,000 residents. It has extensive infrastructure: a public nursery, a kindergarten, a primary school and clinics clustered around the Oś Królewska, the private Medicover hospital, and educational institutions including the German Willy Brandt school and a British kindergarten.

Stary Wilanów lies closer to the Palace of King Jan III and has older, more dispersed development — there are more single-family houses and smaller buildings here, and apartments reach the rental market less often than in Miasteczko. Zawady, in turn, is the most villa-like part of the district, quieter but less well served by public transport — here it is worth checking whether commuting to work without a car makes sense at all. We discuss the differences between these sub-areas in more detail in a separate article on Miasteczko Wilanów.

What is the commute from Wilanów like — tram, buses, metro?

The biggest change of recent years is the tram to Wilanów — the first set carrying passengers reached the loop by ul. Branickiego in Miasteczko Wilanów on 29 October 2024, after the construction of a route about 6.5 km long along ul. Sobieskiego. It is served by lines 14 and 16, and from mid-2025 line 19 towards Stegny was added, together giving a service every 2 minutes at peak times on the shared section. In the district itself, however, there is no metro station — the nearest one, Metro Wilanowska (line M1), is already beyond the boundary of Wilanów, by Puławska, and the connection to it and to the Pole Mokotowskie or Centrum stations is provided by trams and by buses 163 and 319.

The target journey time by tram from Miasteczko Wilanów to the Centrum metro station is meant to be about 30 minutes — in the first period after the opening, when the route ran alongside an active construction site, it was somewhat longer. The main arteries of the district remain ul. Jana III Sobieskiego, al. Wilanowska, ul. Przyczółkowa and al. Rzeczypospolitej — it is along these that it is worth looking for an apartment if a short walk to the stop matters to you.

What is the infrastructure of Wilanów like — parks, schools, shops?

The heart of the district remains the palace and garden complex — the Museum of King Jan III’s Palace in Wilanów with its extensive park, a popular place for walks and recreation for residents of the whole area. Nearby stands the Temple of Divine Providence, another landmark of the district. In Miasteczko Wilanów, services — shops, restaurants, surgeries — are concentrated along the Oś Królewska and al. Rzeczypospolitej, and the educational offer covers both public institutions and private and international schools.

For families it will matter that Miasteczko has a full set: a nursery, a kindergarten, a primary school and clinics in one place, which sets it apart from Stary Wilanów and Zawady, where the infrastructure is more modest and more dispersed. Families looking for a similar arrangement — greenery plus schools within walking distance — usually compare Wilanów with Ursynów; a comparison of districts from this angle can be found in our ranking of districts for families.

Who is Wilanów for — who should look for an apartment here?

Wilanów works best for families with children who value greenery, quiet and proximity to schools more than the time it takes to reach the centre, as well as for people working remotely or in companies located in southern Warszawa. The high standard of the newer construction in Miasteczko Wilanów also attracts tenants ready to pay more for the comfort and security of a gated estate.

The district will be a less accurate choice for people who care about the lowest possible rent close to Śródmieście or about nightlife within walking distance — in that respect districts closer to the centre, such as Mokotów or Ochota, will serve better. It is also worth assessing the daily commute realistically: despite the tram, the route from Wilanów to the centre still takes more time than from districts lying on a metro line.

How do you look for an apartment to rent in Wilanów, step by step?

Before you start browsing listings, it is worth setting your priorities and checking a few things on the spot:

  • Define your budget including the czynsz administracyjny and utilities — the difference between the rent alone and the total cost reaches as much as 1,000–1,500 PLN per month here.
  • Check the real journey time by tram or bus at the hour when you will actually be travelling, not just the declared service frequency.
  • Verify whether a parking space is included in the price or charged separately — in many offers this is a significant difference.
  • Ask about the distance to the nearest school or kindergarten if you are looking for an apartment with children in mind.
  • Before signing a contract, check which documents will be needed — we describe this in detail in the article on documents for renting an apartment.
