Is your Warsaw rent fair? How to check it in 5 minutes and when to negotiate
How to tell whether a rent in Warsaw is fair: average asking rents by number of rooms (September 2026), price per m², what the figure includes and what you can negotiate.
You can check a Warsaw rent in three steps: compare it with the average for the same number of rooms, convert it to a price per square metre, and find out exactly what the figure includes. In September 2026 two rooms cost 3,531 zł on average in listings, so 3,900 zł is about 10% higher (our arithmetic). That does not mean you are overpaying: the average mixes every district, size and standard.
One caveat first. All the figures in this article come from advertisements. They are asking prices, meaning what landlords ask, and every report counts them slightly differently. We checked the data on 7 October 2026 and list the sources at the end.
What do flats in Warsaw cost on average, by number of rooms?
According to the Znajdź Najem report for September 2026 (published on 1 October 2026; 41,543 active offers across 18 districts; asking prices), the picture was:
| Type of flat | Average asking rent, zł per month |
|---|---|
| Kawalerka (studio) | 2,641 |
| 2 rooms | 3,531 |
| 3 rooms | 4,544 |
The average for all listings (the sample also includes single rooms to let) was 3,596 zł, the median 3,200 zł, and the average rate about 85 zł per m². Znajdź Najem collects listings from 10 portals (including OLX, Otodom and Gratka). It is a listings aggregator, not official statistics. Treat the numbers as a reference point, not a verdict.
Why do reports give different figures? Each one rests on its own set of listings and counts in its own way. For August 2026 Otodom gave an average of 4.9 thousand zł a month in Warsaw (down 2.3% on a year earlier), Rentier just under 80 zł per m² (about 3,996 zł for 50 m²), and Znajdź Najem 3,596 zł on average and 3,200 zł as the median. The gap between mean and median appears because expensive flats pull the mean up. Add the month, the filters and whether a report counts new or all active listings. We did not find Otodom’s full method in its release. The takeaway: compare figures from a single source and never mix them in one calculation.
How do I convert the price to m² and adjust for the district?
Divide the monthly amount by the floor area in the ad. Example (assumption: 45 m²): 3,900 zł ÷ 45 m² = about 87 zł per m². The citywide average at Znajdź Najem is about 85 zł per m², so this flat sits close to the average. Against Rentier (just under 80 zł per m²) it would look a little dearer. So always set your own calculation against one source.
Then adjust for location:
- District and surroundings. Prices differ between districts and often between neighbouring streets. For district figures see Ranking of Warsaw districts by rental prices; we do not repeat them here.
- Condition and fittings. Renovation, furniture and appliances, floor, lift, balcony, distance to the metro.
- Three or four similar listings. Find flats of a similar size, nearby, in a similar state. Such a sample tells you more than a citywide average.
Check the area too: whether the ad gives the total floor area and whether it matches the lease. A mismatch is easy to spot and changes the price per m².
What is included in the price: czynsz najmu, czynsz administracyjny, utilities?
This is the most common source of confusion. “Czynsz + opłaty” usually means you pay czynsz najmu plus charges on top; “all inclusive” suggests the charges are in the price but does not say which; ”+ liczniki” means utilities are billed by meter (an estimate: that is how these phrases are usually read, but the lease decides).
Znajdź Najem takes the price field from the ad and does not add charges to it. So one listing will show the rent alone, another a sum that already includes czynsz administracyjny (an estimate). Before comparing two flats, bring them to a common denominator: how much leaves your account each month in total, broken down by line. How to read the individual lines is explained in Utility bills when renting in Warsaw: czynsz administracyjny, advance payments and the annual settlement.
How do I tell an inflated price from one that is too good to be true?
Signs of an inflated price (our estimate, not a rule):
- the price per m² is clearly higher than in three or four similar listings nearby, with nothing to explain it;
- charges that appear only in conversation or in the draft lease;
- a standard that does not match the figure: old furnishings, no renovation;
- the ad has sat unchanged for weeks (it may mean nobody is interested at that price).
Signs of “too cheap”: a price clearly below similar flats, a request for a “reservation” or deposit before a viewing, an “owner abroad” who sends the keys by courier, time pressure and a move from the portal to a messenger, a refusal to give the księga wieczysta (land register) number. Such an offer is rarely a bargain. Safety rules are in How to spot a fake rental ad. The simplest rule: pay nothing before you have seen the flat and signed the lease.
Can I negotiate, when, and over what?
Sometimes, but honestly: we do not say how many percent you can knock off, because there is no reliable data on it. “Do negocjacji” only says a conversation is possible. It is often easier to agree on terms than on the figure itself. Sensible topics:
- Length of the lease. A landlord usually values a stable tenant (an estimate), so a longer term can be an argument.
- Move-in date. A flexible date can help the owner avoid empty months.
- Furnishing and small repairs, such as missing furniture or appliances.
- What the price includes, for example internet.
- Deposit. The law sets a ceiling: a kaucja may not exceed twelve times the monthly rent (art. 6 sec. 1 of the Tenant Protection Act, ustawa o ochronie praw lokatorów). It is a limit, not a norm, and a smaller sum is worth discussing.
The season matters too (our estimate: the data does not confirm it directly). At the peak, in late summer and autumn, there are more flats but also more people looking. In winter it may be easier to agree on dates and terms. More in When to look for a flat in Warsaw and how much time to allow before a move. Put the request politely, specifically and in writing, one thing at a time. A phone call usually helps: in the University of Warsaw study, calling gave a better chance of arranging a viewing than messaging.
Do foreigners overpay?
The honest answer: we have no data on prices quoted to foreigners. We did not find a study that compared the amounts quoted to Poles and to foreigners.
The well-known study is about something else. The Centre of Migration Research at the University of Warsaw (CMR UW, Spotlight 10 (65), October 2024) checked whether testers posing as Polish, Ukrainian, Turkish and Nigerian people were told a flat was available and arranged a viewing (9 to 19 January 2024). Polish testers succeeded in 65.6% of cases, Ukrainian and Turkish below 40%, Nigerian 26.7%. That is a difference in access to viewings, not in price. What to do about it is covered in Why Warsaw landlords ignore foreigners, and what actually helps.
How to protect yourself: take a screenshot of the ad with the price, compare the figure with a few similar flats and ask for the monthly payment broken down in writing. If the price you are given is higher than the one in the ad, ask why.
Does my budget fit the flat I need?
Put your real budget in the questionnaire. If it is below the market for your district, we will tell you plainly rather than spend your time on viewings of flats you cannot afford. On top of the rent, plan for the deposit, the first month and the charges.
allproperty finds rental flats for tenants. Fill in the search questionnaire on the page for tenants: district, rooms, budget, move-in date. The fee is 70% of one month’s rent (czynsz najmu only, without czynsz administracyjny and utilities), paid after the rental agreement is signed. Example: czynsz najmu of 3,500 zł, fee of 2,450 zł. Common questions
Is 3,900 zł a fair price for a 2-room flat in Warsaw?
In September 2026 the average asking rent for two rooms was 3,531 zł (Znajdź Najem), so 3,900 zł is about 10% higher (our arithmetic). That alone does not prove you are overpaying: the average mixes every district, size and standard. Compare the figure with a few similar flats nearby and check what the price includes. Data as of 7 October 2026.
Are these transaction prices or advertised prices?
Advertised. The Znajdź Najem report analyses asking prices, meaning what landlords ask, not what is written into signed leases. The current monthly reports we use in this article are based on listings only. An advertised price is often a starting point for a conversation, not a final rate.
How much should I add for czynsz administracyjny?
There is no single figure: czynsz administracyjny depends on the building and is set by the owners' association or cooperative. It is also unclear whether the advertiser has put it inside the price or adds it on top. Ask for the total monthly payment broken down line by line, and ask for the latest notice of charges from the building. More in our article on utility bills and czynsz administracyjny.
The ad says "do negocjacji". How much can I knock off?
We do not give a number, because we have no reliable data on how far owners actually come down. "Do negocjacji" only says a conversation is possible. It is usually wiser to negotiate specific terms: the length of the lease, the move-in date, furnishing and what is included in the price. Ask politely and in writing.
Why do different websites show different figures?
Each report has its own set of listings and its own method. For September 2026 Znajdź Najem shows an average of 3,596 zł and a median of 3,200 zł, Otodom for August 2026 about 4.9 thousand zł on average, and Rentier just under 80 zł per m². Sources, months, filters and the way of counting (mean versus median) all differ. Compare figures only within one report.
How much does your flat search cost?
The fee is 70% of one month's rent (czynsz najmu only, without czynsz administracyjny and utilities), paid after the rental agreement is signed. Example: czynsz najmu of 3,500 zł, fee of 2,450 zł. The scope of the service is set out in the agency agreement.
Do foreigners pay more rent in Warsaw?
We found no data that confirms or rules it out. The 2024 University of Warsaw study is about something else: it checked whether testers from different countries got a reply and a viewing, not what price they were quoted. What protects you is a comparison with the market and the advertised price saved in writing.
